Mitchell-Lama Housing

Mitchell-Lama serves moderate- and middle-income households. Developments maintain their own waiting lists. Joining a waiting list does not reserve an apartment.

Eligibility and Availability

Requirements depend on household income, household size, apartment size and the development type. Review current limits and terms with the managing agent. Closed waiting lists do not accept applications; waiting may last years.

Application Process

  1. Check HPD’s official Mitchell-Lama page for open waiting lists and development contacts.
  2. Contact each managing agent separately for its application and instructions.
  3. For advertised waiting-list lotteries, use NYC Housing Connect. The former Mitchell-Lama Connect portal has been decommissioned.
  4. Submit by the stated deadline and follow the development’s fee and document requirements.
  5. Keep contact details updated with each management office and respond when contacted.

What to prepare

Follow the development’s checklist for household, income and identity records. Cooperative housing may involve share-purchase and carrying-charge requirements. Ask the managing agent about costs before applying. HPD lists a $75 nonrefundable fee for new waiting-list applicants; confirm when and how it applies.

Help and follow-up
